LL87 Building Compliance

New York City’s Local Law 87 was introduced in 2009. This law seeks to improve the energy efficiency of buildings over 50,000 square feet within the city. It requires property owners to conduct energy audits every 10 years. Then, the Energy Efficiency Reports go to the Department of Buildings. Energy Audits can help building owners identify key weaknesses in their energy usage. Retro-commissioning, as set in the law, can help owners optimize and improve energy use going forward. LL97 Greenhouse Gas Emissions Reduction

Enacted in 2019 as part of the Climate Mobilization Act, Local Law 97 mandates that buildings exceeding 25,000 square feet reduce their emissions by 40% by 2030 and 80% by 2050. It also includes steps to reduce emissions year by year to help reduce emissions year by year. Essentially, the law requires owners to invest in retrofits to enhance energy efficiency. Non-compliance can result in fines for building owners.

LL152 Gas Piping Inspections

NYC Local Law 152 of 2016 requires inspections of gas piping for most buildings beyond one- and two-family homes to be done by a Licensed Master Plumber. Inspections should occur at least once every 4 years, based on your district. The Department of Buildings website provides a chart to help identify when your inspection is due.

Oil Storage Compliance

In NYC, your building has to provide registration for bulk storage of oil. The city’s Petroleum Bulk Storage Registration is required for all buildings with an oil storage capacity over 1,100 gallons.
